What is an energy efficient or high performance home?
These terms are relative of course, but one method to quantify energy efficiency is a comparison to the expected energy use of a home built to the minimal standards required by the Building Code. Computer programs that take into account the insulation, windows, HVAC equipment, air infiltration and other factors specific to the house plans being evaluated can rate the future house compared to the Building Code house. If a house can be designed and constructed to as much as 30% energy savings, it may obtain a certification called Energy Star, if verified by designated third party inspectors. “High performance” (in this context) could refer to relatively better indoor air quality, indoor moisture control, or simply the energy efficiency. Some high performance features that are generating interest are the heat pumps with extremely high efficiency, sealed or non-ventilated crawlspaces, heat exchangers, and geothermal heat pump systems.

What types or styles of homes can be energy efficient or high performance?
All styles of homes have the potential to be energy efficient and to have high performance features. The regular “stick built” home, whether it be traditional, contemporary, cottage, etc. is the most expected candidate for these goals. On the other hand, less common construction materials and techniques such as timber frame, structural insulated panels (SIP), log, solar and many others may be employed.

Why would a future homeowner want to construct a high performance house?
The motivations for having an above average performing house are as varied as the individuals desiring them. The cost savings on utility bills is often a factor. Progress Energy has a 5% discount offered for Energy Star certified homes, in addition to the decreased electrical power consumption that result from energy efficient construction. Improved indoor air quality is often high on the wish list for prospective homeowners. This may be reducing common dust, controlling smoke, varying control over summer or winter humidity, or introducing fresh air into the space. The design of the HVAC system can influence occupant comfort with variations in supply air velocity and location. The room noise level can also be modified. Many people want to take action to reduce our national energy use and the emissions that result from energy production. Others have an interest in a specific technology that they would like to have incorporated into their own home.
